When Chesil Park approached Seraph Property Management in 2008 they were recovering from a disastrous situation. The agent they had employed to manage the portfolio had gone into administration and unknown to Chesil Park had let their client money protection lapse and were no longer operating in accordance with client money rules. As a result those they owed money to were entitled to take that money out of what used to be their client account that many of Chesil Park’s tenants were paying into. The immediate requirement was to contact all tenants and request that they stop paying rent into the old agents account, unfortunately, all the contact details were unavailable from the previous company therefore a door-to-door campaign needed to begin.
Seraph Property Management stepped in and assisted Chesil Park by sending its team to visit a number of the properties. At the same time full inventory and schedule of conditions were carried out on the properties and a compliance audit of paperwork for each tenancy and property. Unfortunately the portfolio had not been inspected or maintained well by the previous agent. Seraph and Chesil Park agreed a plan of action to bring these properties back up to a standard that Chesil Park expected their properties to be at and a general management plan for the portfolio.
Chesil Park still enjoy a close relationship cemented by this hectic start. Managing Director Mark Orton says
