Block Management and Right to Manage Residential Property Management Mixed Use and Commercial Property Management

Trivallis (formerly RCT Homes) was established as a Housing Community Mutual in 2007 following a stock transfer of over 10,000 homes from Rhondda Cynon Taff Council.  They focus on providing homes that work for their tenants and work hard on supporting tenancies and listening to and engaging with their residents through high quality property management.

When Trivallis took on the ambitious project in Cardiff Bay of building 152 homes in conjunction with BellerophonPorthcwlis Homes and M&G Real Estate outside of their traditional heartland of the Rhondda Valley they looked to partner with a property management company that was experienced in both residential property management and block management.

The development was set over 4 buildings on two separate sites known as Abbot’s Quay and Tiger Quay around the International Sports Village site in Cardiff Bay and is a combination of both social and market rented housing.  The partnership also included an agreement to follow a local lettings initiative for the social housing that was set out by Cardiff Council.

With all this in mind it was clear that Trivallis required a property management company experienced in both residential and block property management as well as dealing with social housing and local authority allocation schemes and overall a greater attention to adding social value to a site.  After a competitive tender process Seraph Property Management was chosen to assist in the setting up, allocation and overall property management of the site.
