It is essential when planning and designing a building to consider the long term running and maintenance of the building. Too many developments are built without their long term running in mind and as a result cost more than they should to maintain. Seraph Property Management can assist you at the design stage, along with other property development management services, to maximise the development and minimise the long term running costs.

What we cover

Whilst at the planning stage the day-to-day running of the building may not be top of your priority, this is actually an ideal time to design in features that will assist in the managing the site.  This results in the site being cheaper to run making it more attractive to buyers or more profitable overall if retaining.  Once the development is underway Seraph Property Management will prepare all lease charges and a site pack to issue to solicitors and purchasers that explains all potential costs up front making sales less likely to fall through.  We will also be available to visit site and work with installers on infrastructure and advise on areas that need to be changed.   We will liaise with the project manager throughout the development and arrange for an effective handover and verify it is safe for residents to move in.

When residents begin to move in, this is a time when a great deal of conflict can arise and a developer will often spend more time dealing with issues presented by residents than developing the rest of the site.  We will liaise between developer and residents to ensure they know when major changes are happening and reduce any potential conflict with the contractors.  We can deal with snagging queries and either setup or liaise with the appropriate contractor appointed to deal with this snagging.  We will also ensure residents are following site rules that ensures the site is safe at all times.
