Residential Landlord Fees

Each property is unique, therefore for most properties and portfolios we will take the time to understand your requirements and set our fees as a result of our consultation.

Our base management fees are as follows:

Landlord Fee: 55% + VAT (66%) of one month’s rent

Seraph Property Management does not actively market the properties it manages to rent, instead using local agents or offices that are tailored to the specific market.

For our fully managed service our charges are:

• Property Management: 11% + VAT (13.2%) of the monthly rent
• House in Multiple Occupation Management: (HMO) 13% + VAT (15.6%) of the monthly rent

However, on the occasions when we do rent them directly our fees are as follows:

• Landlord Fee: 55% + VAT (66%) of one month’s rent

Advising on rent levels, marketing, and compliance, set up of rental contract (with an agent), marketing the property, carrying out viewings, accepting first month’s rent and security deposit and protecting the deposit.
