Seraph Property Management are specialists in residential, commercial and block management. We have an exciting opportunity for a Concierge Officer to become part of the Block Management team, based in a prestigious development in Cardiff Bay.
You will need to ensure the building you are responsible for is managed and maintained to a high standard. Acting as the first point of contact for the residents and leaseholders, providing efficient day-to-day management of the building. You will be the eyes and ears of the company in the field and the primary face-to-face contact with residents in their building.
Main Responsibilities
- Managing a building, with a high degree of autonomy.
- Review regularly processes of visitors to site ensuring H&S policies and procedures are followed.
- Inspecting the building on a regular basis (Daily, Weekly) and providing reports.
- Parking management on-site to include resolving issues as they arise.
- Health and Safety Inspections relating to the building or facilitating contractors to complete assessments.
- Carrying out minor maintenance tasks.
- Monitoring the performance of onsite contractors.
- Minor or emergency cleaning duties of the building, including waste.
- Taking regular meter readings to provide to the account team for invoicing usage management on-site and litter picking.
- Completing end-user service testing such as fire alarms, emergency lighting, fire door checks.
- Assisting the block manager with administrative tasks specific to the block which may include communicating with residents.
- Monitoring and managing the programmed maintenance of the site.
- Creating and updating a building user manual.
- Ensuring all relevant servicing and building maintenance is carried out in a timely manner.
- To be a point of contact out of hours for any emergency situations that occur onsite attending if appropriate.

- There will be times when you may be required to undertake additional tasks, duties and responsibilities within your capabilities and may be asked to undertake an alternative job on a temporary basis. However, you will not ordinarily be assigned to duties or required to perform services which you cannot reasonably perform or are outside the range of your normal skills and experience.
This role is an active role and requires more than front desk security to the building and a candidate must demonstrate their competency to deliver the required tasks.
