Seraph Property Management are specialists in residential and block management as well as many aspects of domestic and commercial property maintenance. Part of the Seraph Group with over 60 employees across various departments, and an Investors in People accredited organisation, we are looking for a Residential Property Manager to join our office in Pontypridd.

What are we looking for?

We have big growth plans, and we are looking for ambitious, knowledgeable individuals who want to grow with us and share in the success. We are seeking someone ideally within Residential Property Management with a minimum of 1 years experience, though ideally more than this, we also welcome candidates who work in housing associations, student accommodation (PBSA) and serviced accommodation.

Main Responsibilities of the role:

We need to ensure residential portfolios are maintained to a high standard and landlords are complying with all their requirements whilst also balancing the high level of customer service that is expected within the company to our tenants. The company has a strong culture surrounding hard work, dedication, customer service, attention to detail and teamwork and the applicant must fit in with this philosophy.

As a Property Manager, you will be expected to be the point of contact for landlords, tenants and contractors. You will be involved in the tenant move-in process, ensuring the properties are ready for tenancy, and maintained during the tenancy as well as handling the process of the checkout up to and including the processing of the deposit.

The Role – Property Manager:

  • Be the initial point of contact for all property management day-to-day issues on the property management help desk.
  • From time to time be the initial point of contact for all block management issues on the property management helpdesk.
  • Liaising with landlords on maintenance items or other issues relating to their property.
  • Liaising with our in-house maintenance team and external contractors on maintenance tasks to obtain quotes, organise work and coordinate access.
  • Dealing with utility suppliers for new tenants and ongoing bills.
  • Carrying out referencing of prospective tenants including obtaining credit checks and references from landlords and employers.
  • Carry out property inspections and inventories where required in line with the current legislation of health and safety.

Qualities/experience of the right candidate

  • Very good communication skills, for phone, emails and in-person
  • Good IT skills, working from our CRM systems and software systems
  • Ability to prioritise workload and meet strict deadlines
  • Ability to work independently and as part of a team
  • Ability to develop, monitor and update information, systems and procedures
  • Attention to detail and taking pride in your work
  • Very good organisational and planning skills, to manage your diary and sites effectively

You will be expected to have property/housing experience and be Rent Smart Wales qualified, and if not, you must be able to demonstrate transferrable skills and a passion to further a career in property management. Your customer service levels must be high and you must have a desire to exceed expectations as well as be able to deal with conflicting demands of landlords and tenants.

Salary is based on qualifications or experience.
